Single Family Home Sales in our local Rock County Wisconsin real estate market are a handful more than last year in January. But the median sale price of homes in January 2011 was just $65,000, versus a median sales price of $124,511 in January of 2007.
The number of sales in January 2011 were only 56% of the number of sales in 2007. So in 4 short years prices are about half and sales are about half. Part is due to unemployment, but a lot has to do with bank foreclosures. Banks have been selling properties for as much as 75% less than their buyback price at the foreclosure sale.
This means our local market has a lot of picked over bank owned properties and not a lot else. “Normal non-distressed sellers” that are financially sound have withdrawn from the market so they would not have to compete with the discounted pricing.
Buyers are coming back into the market place and are looking for some new fresh inventory that is in move in condition.
